Many pages of this website are dedicated to how DevDosh Ltd manage risk for the safety of our investors. We also make it abundantly clear on our suitability page that only investors that can benefit from the DevDosh Ltd fixed income investment product without financially disadvantaging them selves will be considered for acceptance.
Below are a list of investment specific risk and statutory risk declarations regarding the nature of our investment product. Prior to reading these declarations we would like to make the following very clear in plain English
- Investors in the DevDosh Ltd fixed income investment product have to be comfortable with committing their capital for the full term of the investment. If you are not comfortable with committing your capital for the full term of the investment you are not suitable to invest in the DevDosh Ltd fixed income investment product.
- Investors must fall under one of the following categories; High Net Worth Individual, Sophisticated Investor, non-retail investor, over seas investor. If you do not fall under one of these categories you are not suitable to invest in the DevDosh Ltd fixed income investment product.
- Investments go down in value as well as up. Investors may get less capital back than they invested. If you cannot afford to lose investment money you are not suitable to invest in the DevDosh Ltd fixed income investment product.
- Always seek advice from a qualified and appropriate professional regarding financial and tax matters.
Investment Specific Risk Declaration
Property Value Fluctuations
Property prices can go down as well as up depending on multiple macro and micro economic factors. Should the value of property fall substantially (30%+) prior to the 1st charge real estate development mortgage being settled the value of the underlying asset will fall below the value of the capital invested.
There is a chance no matter how small that the borrower may default on repayment of the principle sum at the end of the loan term. Should this happen, as with any 1st charge mortgage, the asset will be repossessed to recover investors capital.
Any surplus to the principal sum will be distributed among the shareholders in proportion to their shareholding. Surplus capital from the sale of assets does not need to be allocated to investor interest payment shortfall. There is no short fall of interest as the nature of the 1st charge real estate development mortgage type used is retained interest and so interest payments are retained from the principal sum.
There are various reasons why a borrower may need to extend their loan. Their exit finance may not be processed expeditiously or they may have suffered construction program delays due to weather conditions. In such an event a fixed term extension is agreed or the extension request from the borrower is treated as a default. If a fixed term extension is agreed the borrower is charged an increased rate of interest, the benefit of which is passed to the investors. If the extension request is treated as a default and the asset is repossessed and disposed of.
DevDosh Ltd Insolvency
Should DevDosh Ltd cease trading for any reason it will not negatively affect the smooth running of the investment process. The SPV/escrow/solicitor structure of the investment is such that it is a stand alone business vehicle that will continue to trade independently for the life cycle of the investment process.
Statutory Risk Declarations
DevDosh Ltd is a non-mainstream pooled investment. As such we are not regulated by the FCA and are deemed to be high risk, speculative, illiquid and non-readily releasable. There is a chance that an investor may not get back all of their original investment. Investors should seek independent advice from an authorised professional that specialises in non-readily releasable securities. Tax treatment varies depending on individual circumstances and the independent advice of a tax expert should be sought.

Categories of Investor
The DevDosh Ltd fixed income investment product is considered high risk and is suitable for defined categories of investor as per the Financial Services and Markets Act 2000 (Financial Promotion). We will only consider accepting investors that fall into the following categories.

Non-mainstream pooled investments are illiquid and therefore considered high risk. This investment type is illiquid in nature as there is no established secondary market. This means that investors will more than likely have to retain the investment for the full term. Investors capital is at risk and investors may not get back all the capital they invested. Investors should seek independent advice from authorised financial experts in the non-readily releasable securities and tax fields.
SPV Private Equity
Investment in unquoted companies is considered high risk. Issues such as illiquidity, missing interim payments such as dividends, loss of capital and dilution of shares mean that an investor may get back less capital than they invested. Investors should seek independent advice from authorised financial experts in the non-readily releasable securities and tax fields.
Investors are not charged fees by DevDosh Ltd. All costs are covered by the property developers legal and administration fees. DevDosh Ltd’s management fees are taken directly from the property developers interest payments.
DevDosh Ltd does not receive or handle any client funds. All monies are administered by a third party commercial escrow service. Funds are ringfenced in their FCA authorised account.
The DevDosh Ltd fixed income investment product does not fall under the Financial Services Compensation Scheme.
