DevDosh Ltd overview of income & expenditure associated to our fixed income investment product
Debt clients pay 15% interest on their 1st charge real estate development mortgage. 15% (1.25% per month) is a mid range interest rate in the current property development finance market.
This income is broken down as follows
10% pa yield. Drawn down semi annual/end of term
5% pa annual fee. Paid start of term
Additional income may be generated above the 15% annual interest rate. For instance, the underlying asset to the 1st charge real estate development mortgage may be repossessed and disposed of for a sum greater than the total mortgage value.
This income will be broken down as follows

Investor income is drawn down as Dividend payments and, as such bear tax advantages. Professional tax advice should be sought by all investors. Tax treatment varies and all investors should be aware of the following;
Personal Dividend Tax Treatment
- Dividend payments count towards the Tax Free Personal Allowance
- Tax Free Dividend Allowance of up to £2000 is additional to Tax Free Personal Allowance
- Dividend tax rates are lower than Income Tax but are based on your income tax bracket

Corporate Dividend Tax Treatment
- Small company: Exemption applies

DevDosh Ltd do not charge investors any fees.
Her Majesty’s Revenue and Customs require purchasers of shares to pay a stamp duty on those shares within 30 days following transfer, at a rate of 0.5%.
To induce investment levels of £100,000.00 and above DevDosh Ltd will rebate stamp duty payments to investors, following valid proof of payment being presented, on investor share blocks of £100,000.00 or more in value.
